Epoxy Floor Coatings
A hard, wipe-clean coating for garages, shops and basements. We grind the slab first so the epoxy bonds to clean concrete instead of the dust and sealer on top.
Bedrock Spring Valley Concrete Coatings is a Spring Valley flooring contractor that coats, polishes and repairs concrete floors in Bostonia. We work on garages, patios, pool decks, basements and shop floors, and we start with the slab.

Bostonia sits on both sides of a line. Part of it, including the area around North 2nd Street and Broadway, is the northeast corner of El Cajon. The rest is unincorporated land the County of San Diego looks after, even though many of those addresses still say El Cajon. Each side has its own permit office, so before we start, we check with the one that covers your address. If they say a permit is needed, we'll walk you through it and take care of our part. The City of El Cajon's address guide points to a map that shows which side a property sits on. We do the same work in El Cajon and over in National City.
The slab moves the price more than the coating does. Cracks, old paint or sealer that has to come off, moisture and the size of the floor decide how much grinding and repair it takes, and the system you pick adds to that. The schedule turns on the same prep and on what the permit office says. I come out, look at your floor and write the estimate, so the figure you get is for your slab and not a guess. Most of what we see here is garages, patios and pool decks with years of use on them, and how that concrete has held up shapes the whole job.
We take our time grinding and repairing the slab before anything goes down, because nobody sees the prep once the floor is done, but it decides how the floor holds up.
I'll tell you plainly what your concrete can handle, even when that means a simpler finish, because a floor that only looks good for a season isn't worth your money.
El Cajon wants a business license from any business working in the city, including outside contractors working at a home there. The county side requires none, so your side changes the paperwork.
A hard, wipe-clean coating for garages, shops and basements. We grind the slab first so the epoxy bonds to clean concrete instead of the dust and sealer on top.
For shops and warehouses that take forklifts, carts and spills. We plan the work around your hours and pick a thickness that suits the traffic your floor actually sees.
Stained or cracked garage slabs are what we see most. We fill the cracks, grind the surface and coat it so oil drips and tire marks wipe right up.
A coating that cures much faster than standard epoxy, so your garage goes back into use sooner. It also holds its color better where sun reaches the floor.
A poured epoxy with metallic pigment that moves into swirls, so no two floors look alike. It suits finished garages and rooms where the floor is part of the look.
A tough cement-based floor for commercial kitchens and shops that see heat, hot water and harsh cleaners. It handles damp concrete better than most coatings do.
We grind your existing slab in stages until it shines, with no coating on top to peel. It works best on sound concrete without wide cracks or big patches.
Acid or water-based stain gives plain concrete a deeper, varied color, and then we seal it. Old patches and glue show through stain, so we look closely first.
Stone or glass chips set in a binder and ground smooth, for lobbies, shops and rooms with heavy foot traffic. We check the slab for movement before we price it.
Basement slabs often carry moisture up from below, so we test for it before we choose a system. The wrong coating over damp concrete can lift within a season.
Diamond grinding opens up the concrete so a coating can grip, and it takes off high spots and old film. This is the step we spend the most time on.
A clear sealer keeps patios, driveways and garage floors from soaking up oil and water. It's the lighter option when the concrete is sound and you like how it looks.
A thin cement overlay over worn, flaking or patched concrete gives you a fresh surface without tearing out the slab. We repair cracks first so they don't come back through.
When a floor dips or slopes, a self-leveling pour fills the low spots and gives tile, wood or a coating a flat base. We prime first so it bonds.
Pool decks take sun, chlorine and bare feet. We repair cracks and resurface or coat the deck with a textured finish so it's less slick when wet.
Old epoxy, paint, carpet glue or tile mortar has to come off before anything new goes down. We grind or scrape it off and haul the debris away.
Send your address and we'll reply within one business day, and then I come out, look at your slab and write the estimate. It's free, with no pressure and no obligation.
I come out to look at every job and write the estimate myself, and our crew does the prep and coating, so whoever prices your floor has actually seen it.
We clean up the dust, the debris and our gear before we leave, because the only thing that should change at your house is the floor.
You can call (619) 648-8003 from 6 AM to 9 PM on weekdays and 7 AM to 9 PM on weekends, so you don't have to leave work to reach us.
Bostonia homeowners planning a garage, patio or basement floor usually ask about permits, licenses and which office covers their address.
On the unincorporated side, the County's Building Services issues building permits for homes and commercial buildings. Inside El Cajon city limits, the city's Building Safety office handles plan check and inspections. Many county addresses still say El Cajon, so use the map mentioned above, or ask us and we'll find out.
Only the building official can tell you, and on the county side, county code makes both the person doing the work and the person hiring them responsible for asking before work begins. Separate electrical, plumbing or mechanical permits can apply even when a building permit doesn't. That's why we make that call first.
Yes, unless the job is under $1,000, needs no permit, and the person doing it has nobody working for them on it. That limit used to be $500. Our crew works on our jobs, so the exemption wouldn't fit us anyway, and we're fully licensed and insured no matter how small the floor.
We're based in Spring Valley and work in many of the cities around it, including the ones listed here. If you're not sure we cover your address, just ask.
Call (619) 648-8003 or send your address through the form, since that one detail tells us which permit office we'll be checking with.
