Patios that have flaked or pitted
A patio that's lost its top layer can take an overlay when the concrete underneath is still solid. It can come back with color or a stamped stone, slate or brick look.
Pitted, flaked or worn concrete on your patio, driveway or floor can often get a fresh, sealed surface without tearing it out.

Concrete resurfacing in Spring Valley means laying an overlay, a new layer of concrete product, over the slab you already have. A pitted, flaked or worn patio, driveway or floor gets a fresh, sealed surface, with color, texture or a pattern if you want one, without the cost and mess of tearing it out.
Most calls start with a patio that's flaking, a driveway that's pitted, or a floor that was poorly finished when it was poured, and the real question is whether to resurface it or pay for tear-out. The price moves with the size of the area, how many cracks and soft spots need repair first, and whether you want plain gray, color or a stamped pattern. The schedule turns mostly on that repair work, the cure time it needs and the weather on install day, so I'll give you your own figure once I've looked at the slab on site.
I come out to look at every job and write the estimate, so the person judging your slab is the one answering for the plan. Then our crew does the prep and overlay.
If your concrete is too far gone for an overlay, I'll tell you plainly. I'd rather lose the job than sell you a surface that looks good for a season and then lets go.
We clean up the dust, scraps and leftover product before we leave, so the only change is the concrete. Every job is backed by our satisfaction guarantee.
I start by looking the slab over, because an overlay only restores the surface and can't hold together concrete that's heaving, sinking or breaking up underneath. If the slab is sound, our crew cleans it and grinds the top so the new layer has something to grip. Cracks get repaired and cured before the new surface goes on, since a crack covered too soon usually shows right back through. We carry the expansion and control joints, the cuts that let a slab move, through the overlay instead of filling them. Then we put the overlay down in the color, texture or pattern you picked and seal it.
If an inside floor has low spots or runs out of level, self-leveling concrete and overlays can bring it flat before a coating goes on. A deck around a pool has its own needs with bare feet and splashing water, so we handle it under pool deck coatings and resurfacing.

Driveways carry car weight every day, so I check for sunken or broken sections first. A worn driveway that's still sound can get a new surface you can drive on again.
Some interior and basement floors were rough or patchy from the day they were poured. An overlay gives them a smooth, sealed face you can leave as it is or coat.
A lot of our calls come from garages and shops. Resurfacing a pitted slab gives a coating a clean, even surface to bond to, and that decides how well the coating holds up.
Send the form and we'll reply within one business day to set a time. I'll come out, look at your slab and write the estimate on site, free and with no obligation.

A patio, a driveway and an interior floor each call for different overlays and finishes. If you tell me which one you have, I can bring the right samples and questions.
We're based in Spring Valley and work in many of the cities around it. If you're not sure we reach your street, just ask when you call or write.

Straight answers to what homeowners ask most before they decide between an overlay and pouring new concrete.
Usually yes, if the concrete underneath is structurally sound. One overlay maker says resurfacing can restore pitted, flaked, deteriorated or poorly finished concrete that would otherwise be torn out, and that its overlays are made for sound slabs, new or old. If yours is heaving, sinking or breaking up, I'll tell you an overlay won't fix it.
Cracks get repaired and left to cure first, so the new surface doesn't sit over a weak spot. One maker's guide says cracks or depressions deeper than ¼ inch get a concrete repair product at least three days before resurfacing. Plan for that wait between the repair work and the overlay itself.
With one rapid-setting resurfacer, its maker allows foot traffic in 2 to 3 hours and driving in 4 to 8 hours. Other products have their own times, and the weather that day plays a part. Ask me which product we'd use on your job and when your patio or driveway opens again.
Only a very small one. California lets an unlicensed person take on minor work up to $1,000, up from $500, and only when the job needs no permit and they employ no one on it. Past that, concrete flatwork falls under the state's concrete contractor license. We're fully licensed and insured.
We find out for your address before we start. San Diego County's building office issues building permits in the unincorporated parts of the county, and some addresses here fall under a city instead, so I check with the office that covers yours. If they say a permit is needed, we'll walk you through it and take care of our part.
We answer until 9 PM every day, so call (619) 648-8003 tonight or send the form, and I'll come look at your concrete.
